A Rental case study in Bateman Street, Soho
Case study background and context
We have been in communication with the parents for more than a year, once their daughter received admission to UCL, we helped them identify the ideal location, housing style, and budget to ensure her optimal studying conditions.
Property search criteria
- 1 bed or studio
- Walking distance to the UCL
- Safety was important (safe area/ street, upper floors, secured building, gated area, concierge)
The challenge
We dedicated an entire day to view 15 apartments in central London, with both the daughter and her parents. After extensive search, we found a suitable apartment on the first floor of a secure building. Since the daughter was a student, the rental payment required an upfront commitment for one year, in addition to a 5-week deposit. We conducted Anti Money Laundering (AML) checks and referencing on the father, who was responsible for paying the rent on behalf of his daughter.
Results and outcomes
It was essential for us to closely monitor the payment's progress to ensure that the keys would be ready before her courses began.
The key to success
The Anti Money Laundering process has the potential to introduce delays in referencing, which can be a source of concern. It is imperative that we ensure a seamless process to provide peace of mind and guarantee the timely delivery of keys.

A Rental case study in Canada Water, London
Our client, a senior banker relocating from Switzerland, needed to secure a London home within one week while managing a strict overall budget. With a rental cap of £1,850 pcm — leaving room for bills to stay near his £2,000 monthly target — affordability and value were key. Due to an extremely demanding schedule, he could not travel to London for viewings, giving him just one week to identify a property and sign a contract remotely. He relied entirely on our expertise, speed, and trusted guidance to make the right decision without ever visiting in person.

Our client, the newly appointed CEO of a prestigious portfolio of landmark luxury hotels, was relocating from Paris to London. With an international schedule, high expectations, and limited time, he needed a seamless relocation and a home that matched both his lifestyle and professional demands. On top of the usual criteria, he was moving with his small, well-travelled dog — an adorable senior companion with his own Instagram profile — which added an extra layer of complexity in a city where pet-friendly rentals at the luxury level can be extremely limited. Given his responsibilities and the competitive London market, using a dedicated property finder wasn’t a luxury — it was essential.
