A Rental case study in Bateman Street, Soho
Case study background and context
We have been in communication with the parents for more than a year, once their daughter received admission to UCL, we helped them identify the ideal location, housing style, and budget to ensure her optimal studying conditions.
Property search criteria
- 1 bed or studio
- Walking distance to the UCL
- Safety was important (safe area/ street, upper floors, secured building, gated area, concierge)
The challenge
We dedicated an entire day to view 15 apartments in central London, with both the daughter and her parents. After extensive search, we found a suitable apartment on the first floor of a secure building. Since the daughter was a student, the rental payment required an upfront commitment for one year, in addition to a 5-week deposit. We conducted Anti Money Laundering (AML) checks and referencing on the father, who was responsible for paying the rent on behalf of his daughter.
Results and outcomes
It was essential for us to closely monitor the payment's progress to ensure that the keys would be ready before her courses began.
The key to success
The Anti Money Laundering process has the potential to introduce delays in referencing, which can be a source of concern. It is imperative that we ensure a seamless process to provide peace of mind and guarantee the timely delivery of keys.

A Rental case study in De Beauvoir, Islington
Our client, a co-founder of a AI company, was relocating from Berlin to London as a single professional with a need to move quickly. With a new role based at the company's office in King's Cross, he wanted a home that matched both the practicalities of the commute and the lifestyle of a young professional starting a new chapter in the city. Angel and Islington stood out as the ideal base: well connected to King's Cross, but with the canal, the greenery, and a strong sense of community and restaurants that gave the area a lifestyle edge beyond just convenience.

Our clients, a former bank director and his partner, had been renting in Chelsea when their landlord decided to sell. Rather than treat this as a forced move, we saw it as an opportunity, and ran a dual-track search: scanning the rental market in parallel with exploring what a purchase could offer at a similar budget. It quickly became clear that the rental options in their preferred area were limited and underwhelming, while the sales market told a different story. Pricing was attractive, and stock levels meant there was real choice for the right buyer. With no chain and the flexibility of a cash purchase, our clients were well placed to move decisively once we found the right property.

Timing was everything. Coordinating a relocation of this scale required us to work hand-in-hand with the family's educational consultant, aligning the property search with the school confirmation process so neither was left waiting on the other. With the school decision still pending on arrival, we needed to give the family a genuine feel for the areas under consideration — without jumping ahead. The south-west London market moves quickly, and the most desirable family homes rarely stay available for long. Beyond the logistics, there was a deeper priority: the children. An international move is a significant life change, and ensuring the whole family felt settled, confident, and genuinely excited about their new home and neighbourhood was central to everything we did.
